Financing a retirement home

Our retirement communities are for people, aged 55 and up, who are not working full time. When you purchase a home in a retirement village, you are making an investment for the right to live in that home. We do recommend that you get proper financial and legal advice to ensure a thorough understanding of your commitment.

How much does a retirement home cost?

Moving into a retirement community is a major life decision, and many of our residents say that it is the best thing they’ve ever done. It’s important to understand all the costs associated with village life, so that you can decide if it’s the right choice for you. Here’s a guide of some of the costs to think about when considering life in a retirement community.

Moving In

Ingoing Contribution
Once you’ve made the decision to move into a Respect community, you’ll need to make an entry payment for your home. The amount will depend on the size, style and location of your chosen home.

Living With Us

Maintenance Charge
The regular maintenance charge contributes to the day-to-day costs of living in the community, which may cover items such as social activities, staff and the upkeep of communal facilities and grounds.

Other Costs
Personal expenses like insurance, internet and extra care services – are other additional costs to consider.

Moving Out

Deferred Management Fee (DMF)
Like the majority of retirement village operators, Respect retains a portion of the funds from the sale of your home as a deferred management fee. This is the fee that is set out in the contract and charged by the operator upon leaving the village, is calculated based on a percentage of the unit’s ingoing contribution.

Major Maintenance Contribution (state specific)
This is a contribution to the capital upkeep of the village, payable when you vacate the unit. The exit contribution is calculated based on a percentage of the unit’s ingoing contribution.

Renovation & Reinstatement Costs
We’ve made the moving out process as easy as possible for new residents, so we’ll take care of all the renovation and reinstatement works, and we’ll pay for the costs as well.
